EVERGREEN, Colorado — July 3, 2026. Align Commercial Real Estate Advisors has closed the sale of 30495 & 30515 Bryant Drive, a 6,833-square-foot industrial building with a secured outdoor storage yard on 1.66 acres of I-3 zoned land in unincorporated Jefferson County. The property went under contract within one week of hitting the market and closed at $1,850,000, or roughly $270 per square foot. Tanner Fanello, founder and broker of Align Commercial Real Estate Advisors, represented the seller in the transaction, which closed on June 23. 2026. The buyer was represented by Robert Edwards of Blue West Capital.
The seller, D&J Towing, will continue operating from its other locations. The buyer has not yet finalized plans for the site but cited its location and the long-term value of industrial real estate in Evergreen as the primary drivers behind the purchase.
The speed of the sale reflects how limited industrial inventory has become in Evergreen and the broader mountain corridor west of Denver. The property went under contract within the first week of being listed. Heavy industrial zoning is scarce in the area to begin with, given the region's topography and predominantly residential and hospitality-oriented land use, and comparable properties trade infrequently. Built in 1974, the property offers 200-amp, 120/480V three-phase power, seven drive-in doors, and a two-story office, features that are difficult to replicate on any similarly zoned site in the immediate area.

For the mountain corridor's contractor and service-business community, the sale also underscores how tight the market for comparable space remains. With very few heavy-industrial parcels available in Evergreen and no clear pipeline of new supply given the area's zoning and topographic constraints, buyers and tenants seeking similar space are likely to continue facing a limited set of options for the foreseeable future.
